Double-digit increase in April home sales

Eau Claire, WI – The second quarter of 2024 starts off strong as the demand continues from buyers and Wisconsin continues to see improvements on listings. In April 2024, home sales in every region increased by double digits (25.7%) compared to April 2023. Wisconsin’s rural regions had the largest growth; the Central region was up 43.5%, West region grew 40.4% and the North region increasing 37.9%. New listings were up 13% in April 2024 compared to a year ago and total listings rose 6.1% over the same time-period.

  • Months of inventory increased 14.8% from 2.7 months in April 2023 to 3.1 months in April 2024 (a balanced market has 6 months of inventory)
  • Median home prices increased to $300,000 in April 2024 compared to $282,000 in April 2023 (6.4% increase year over year)
  • Mortgage rates increased to 6.99% in April 2024 from 6.34% in April 2023

Western Wisconsin is slightly above the state median home price at $300,500. Notably, Eau Claire County’s median home price rose 28.4% in April 2024 compared to the same period in 2023 with a median price of $349,250. Western Wisconsin and Eau Claire County’s months of inventory have grown to 3.6 and 3.5 months, respectively, for April 2024 compared to April 2023 (2.8 and 2.7 respectively).

  • Eau Claire County home sales increased 42% in April 2024 compared to April 2023 (98 homes sold compared to 69 homes)
  • Western Wisconsin year-to-date home sales rose 8.1% in 2024 compared to the same 4-month period in 2023 (1,474 homes in 2024 compared to 1,364 homes in 2023)
  • Eau Claire County average days on the market increased to 70 days in April 2024 compared to 64 April 2023 (9.4% increase)
