Prices stay high as buyers who remain are highly motivated
Eau Claire, WI – Statewide, homes continue to move quickly as buyers who remain in the market are motivated, keeping pressure on housing prices. Median home prices have risen 11.7% year to date. Overall, home sales continue to decrease over the same period, falling 28.1% in February 2023 compared to February 2022. Housing affordability is still a concern resulting from the combination of flat income levels, rapidly rising mortgage rates and strong price pressure.
- February 2023 home sales have dropped 30.5% compared to February 2022 (from 9,133 to 6,348)
- New listings for February 2023 have dropped 17.2% compared to February 2022 new statewide listings
- Mortgage rates have increased by 67.6% since February 2022 (from 3.76% to 6.3%)
Western Wisconsin is following the statewide trend and has seen a 6.6% increase on the median home price from $255,000 in February 2022 to $271,750 in February 2023. Notably, Eau Claire County’s median home price had decreased 3.1% compared to last year. The average days on the market has increased from 78 days in February 2022 to 98 days in February 2023, while Eau Claire County remains flat at 93 days.
- Western Wisconsin’s home sales decreased 34.8% in February 2023 compared to February 2022
- Eau Claire County saw a decrease in home sales by 17.5% compared to February 2022
- The average months of inventory has remained flat at a rate of 2.1 for Western Wisconsin
“We are still seeing low inventory and motivated buyers causing housing prices to continue to increase,” according to Julie Flor, president of the REALTORS® Association of Northwestern Wisconsin. “With prices going up, as well as mortgage rates, affordability continues to be a concern across our area.”
